Centre and Court Street developments on April 14 city agenda

Plans to construct multi-unit buildings on the lots located at 17 du Centre Street and 38 Court Street have been submitted to the municipal council for approval. Council will review the plans at the April 14 meeting.
38 Court Street
A proposal has been submitted to build a 10-unit, three-storey building on the vacant lot located at 38 Court Street. Of the 10 units, six are one-bedroom and four units are two-bedrooms. The property is in the Old Aylmer heritage area and in the protected property heritage area which means the proposed project requires municipal council approval.
The Service l’Urbanisme et du Développement Durable (SUDD) is in favor of the project. The property has a lateral access to du Patrimoine Street, and this will be used as a driveway to access a four-lot parking space at the rear of the building.
There are 21 trees on the lot, some of which are mature trees, that will need to be cut to complete the project. Four trees will be replanted when construction is complete. A minor variance has been requested to reduce the distance between the back wall of the building and the parking spaces from 6 meters to 3 meters.
17 du Centre Street
The demolition of the existing building was approved last year. The developer had originally submitted a project for a three-storey building with 13 rental units and 10 parking spaces. However, the developer changed the project to ensure it is cohesive with the neighbourhood. The SUDD is in favour of the project. The proposed construction details two two-storey buildings (17a and 17b, du Centre Street) each with five units, for a total of 10 units.
